The realty market in Thane's Ghodbunder Road has developed very systematically . A few years ago, there was no adequate infrastructure support and the public amenities were almost absent.Now, it has evolved as one of the most attractive realty destinations for end-users and investors, with good roads and infrastructure development.“Property Investment is all about being 'right' investing in the right property at the right time and at the right entry point price. Furthermore, the Mumbai Metro Rail Corporation is planning a Wadala-Ghatkopar-Thane-Ghodbunder Road Metro rail over the route.

सदनिका (फ्लॅट) खरेदी करताना या गोष्टींची माहिती ठेवा...
१. Carpet area - (कार्पेट एरीआ - चटई क्षेत्र) -कार्पेट एरीआ म्हणजे प्रत्यक्षात वापरात येणारी जागा. याचा अर्थ असा की फ्लॅट मधील जेवढी जागा आपण प्रत्यक्षात राहण्यासाठी वापरु शकतो ती जागा. सोप्या भाषेत सांगायचं म्हणजे चार भिंतींमधील जागा ज्यावर तुम्ही गालिचा (Carpet) पसरवू शकता.
२. Built up Area - ( बिल्ट अप एरीआ) -कार्पेट एरीआ अधिक आतील व बाहेरील भिंतींची जाडी म्हणजे बिल्ट अप एरीआ. बिल्ट अप एरीआ हा साधारणपणे कार्पेट एरीआ पेक्षा १०% ते १५% जास्त असतो.
३. Super built up / Saleable area ( SBU - सुपर बिल्ट अप एरीआ) -बिल्ट अप एरीआ अधिक लिफ्ट, जिना यांसाठी वापरण्यात आलेली संयुक्त जागा म्हणजे सुपर बिल्ट अप (SBU). साधारणपणे Super built up area बिल्ट अप एरीआच्या २५% ते ३०% जास्त असतो. सध्याचे बिल्डर्स स्थावर मालमत्ता ४०℅ पर्यंत सुपर बिल्टअप एरीआच्या आधारे विकतात. ( मात्र प्रत्यक्षात खरेदी करारावर कार्पेट एरीआचीच नोंद असते.)समजा तुम्ही बिल्डर कडून खरेदी करणार असलेल्या फ्लॅटचा सुपर बिल्ट अप एरीआ १००० चौरस फूट इतका असेल तर प्रत्यक्षात वापरासाठी मिळणारा कार्पेट एरीआ ६५० ते ७०० चौरस फूट असेल.
४. Approved plans - (मान्यताप्राप्तआराखडा)स्थावर मालमत्तेचा आराखडा हा संबंधीत महापालिकेने मंजुर केलेला असतो. यामध्ये प्रकल्पाचा आराखडाआणि प्रत्येक फ्लॅटचा आराखडा समाविष्ट असतो.हा एक महत्त्वाचा दस्तऐवज (Document) असुन बांधकाम कायदेशीर रीत्या करण्यात आले असल्याचा एक मुख्य पुरावा असतो. घर खरेदीचा निर्णय घेण्यापुर्वी मान्यताप्राप्त आराखडा अवश्य तपासून पहावा.
५. Completion Certificate -Occupation certificate (OC) हा एक महत्त्वाचा दाखला असतो. हा दाखला महानगरपालिकेकडून बिल्डरला देण्यात येतो. ईमारतीमध्ये पाणी विजपुरवठ्याची सोय करण्यात आलेली आहे तसेच सुरुवातीस मंजुर केल्याप्रमाणे आणि मान्यताप्राप्त आराखड्याप्रमाणेईमारतीचे बांधकाम केले असल्याचा हा दाखला असतो. या दाखल्याद्वारे महानगरपालिकेने सदर ईमारत राहण्यायोग्य असल्याचेजाहीर केलेले असते.फ्लॅटची पुर्नविक्री करताना ह्या दाखल्याची आवश्यकता बैंकेला सर्वात जास्त असते त्याशिवाय लोन सॅक्शन होत नाही व पुढील व्यवहारात अडचणी येतात त्यामुळे हा दाखला लवकरात लवकर मिळवण्याचा प्रयत्न करावा.
६. Mortgage (गहाणखत) -गृहकर्ज पुरविणारी बँक आणि खरेदीदार यांमध्ये झालेल्या करारानुसार गृहकर्जाची पुर्ण परतफेड होईपर्यंत विकत घेतलेल्या घराचा ताबा बँकेकडे ठेवला जातो. या करारास गहाणखत किंवा Mortgage deed / Agreement असे म्हणतात.मालमत्तेची सर्व कागदपत्रे कर्ज फिटेपर्यंत बँकेकडेच राहतात.
७. Possession letter - (मालकीपत्र)हे पत्रक बिल्डर कडून ग्राहकास देण्यात येते. यामध्ये असे लिहिलेले असते की मालमत्ता राहण्यासाठी पुर्णपणे तयार आहे आणि आता ग्राहकाकडे हस्तांतरीत करण्यात येत आहे. Possession letter (मालकीपत्र) मिळविल्याशिवाय ग्राहकास सदनिकेत राहण्यासाठी जातायेत नाही.
८. Registration of an agreement (करार नोंदणी) -बिल्डर आणि ग्राहकामध्ये जागेचा/घराचा जो करार झालेला असतो त्याची Indian registration Act खाली नोंदणी केली जाते. नोंदणी करण्यापुर्वी Stamp duty (मुद्रांकशुल्क) भरणे आवश्यक असते. स्थावर मालमत्ता विकत घेताना झालेला व्यवहार व करार यांची नोंदणी करणे अत्यावश्यक असते.सदर नोंदणी करण्यासाठी रजीस्ट्रेशन चार्जेस (Registration charges) द्यावे लागतात.
९. Sales deed (खरेदीखत) -जमिनीचा मूळ मालक/ बिल्डर यांनी ठराविक रकमेच्या मोबदल्यात मालमत्तेचा मालकी हक्क खरेदीदाराच्यानावे हस्तांतरीत करण्यासाठीचा जो करार केला जातो त्यास Sales deed असे म्हणतात. Sales deed ची नोंदणी करणे महत्त्वाचे असते.
१०. Stamp Duty - (मुद्रांक शुल्क)नोंदणीकृत विक्री मुल्याच्या (Transaction Value) काही टक्के रक्कम मुद्रांक शुल्काच्या स्वरुपात सरकारला द्यावे लागतात. ग्राहकाने Stamp duty भरलेली आहे आणि त्याच्या/ तिच्या नावावर मालमत्तेची नोंदणी झालेली आहे. Stamp duty विक्री मुल्याच्या५% ते १४% पर्यंत असते. हे दर वेगवेगळ्या राज्यांसाठी वेगवेगळे असतात.
